STOP and Read!! The truth about those Online Home Value Estimates

Those Online Home Value Estimates Are NOT Appraisals!!

You probably have done it before. You visit websites like Zillow.com, Realtor.com, homes.com or you see an ad with “Find out how much my home is worth” and you fill out your address hoping to see what your house is REALLY worth.

The technology powering these searches are referred to as Automate Valuation Models or AVMs. AVMs spit out a price for a property based on computer algorithms and calculations from patterns and relationships found between property values and input data. These estimates have varying levels of accuracies and may not take into account the unique qualities of a home, a neighborhood, and its local markets.

When doing these valuations, you must keep in mind that these estimates are NOT a substitute for a formal appraisal, a comparative market analysis or the in-depth expertise of a real estate professional.
